Permeability defines the form of Kodaňská 1441.
The existing building acted as a barrier, preventing connections across the plot. The proposal introduces new urban connections and reorganises the block around a green plaza, strengthening its relationship with the city while establishing a distinct identity within the interior of the block.
The landscape strategy extends this spatial organisation through a sequence of plazas, gardens, play areas, seating and pedestrian routes. The central area includes a sunken plaza, a central plaza and a children’s playground, alongside planted spaces and areas for community use. The landscape follows an organic geometry generated through a radius principle, with a planting structure composed of 80% structural planting and 20% accent planting.

The organisation of the programme reinforces this hierarchy.
Commercial functions are located along the perimeter of the block, while ground-floor residential units face the green courtyard. The inner courtyard is conceived as a quieter green space, reached through a gated route that remains open during the day and closed at night. Public passages maintain permeability across the block while allowing security and privacy to be maintained.
The streetscape establishes a spatial hierarchy connecting pedestrian movement, mobility networks and landscape systems. Blue-green infrastructure, permeable surfaces and integrated planting contribute to stormwater management and biodiversity, while the design prioritises walkability, green mobility and public space.
Materiality reinforces the distinction between the exterior and interior of the block. The exterior envelope uses terrazzo, with variations in colour including rose, cream, green, gold and blue. The facades are further articulated through loggias, balconies, canopies, flowerpots and shading elements, creating diversity within a unified architectural language.
